RTC PROPERTY VACATION RENTALS POLICY
We encourage you to print and attach a copy of these policies to your reservation coupon.
Each vacation rental has the prices listed for High Season, Low Season and Holiday (Christmas and New Year’s Eve) All prices are in US Dollars and do include tax ( 19% starting Jan 1st 2014 ) All prices are subject to change until confirmed.
Required 50% deposit at booking and balance must be received 30 days prior arrival date for Summer Rate (May 01 to Dec 15), for High Season (Dec 16 to April 30) balance must be at office 90 days before arrival date. If your reservation is for a date within less than the specify time, please send 100% of your balance. If payment is not received within the above mentioned period, the reservation will be subject to availability and may be cancelled, and the Company will no longer have the obligation to provide the services described in the confirmation coupon. A 19% tax will be applied to the rates.
Changes of dates of stay
If the clients wish to change the date of stay, the Company will have to be contacted directly at firstname.lastname@example.org or telephone number +52 (984) 141 96 95. All request for changing the date of stay will be subject to availability and may or not be subject to additional charges, according to seasonal rates. In the event that the Company accepts the requested change of dates of stay, and the client is subject to a refund, the transaction will be done in the same way that payment was done.
Required at check-in and refunded at check out, after inventory inspection. This Security Deposit will be held on your behalf and returned in full provided the property is left in the condition of arrival. An inventory and inspection will be conducted by RTC Property and should there be damages or missing inventory, the Renter agrees that the sum to replace or repair will be deducted from the Security Deposit. The security deposit (minus a $20.00 USD administrative fee) will be returned by check within 14 days of the end of the rental.

Cancellations & Refunds

LOW SEASON, Cancellations made (30) days before arrival date are entitled to a 90% refund over the total of stay. HIGH SEASON & ALL MAJOR HOLIDAYS, Cancellations made (90) days before arrival date are entitled to a 90% refund over the total of stay.
Cancellations made between 1 or 29 days in low season and/or 1 or 89 days in high season and major holidays are not subject to refunds. Client accepts that refunds may be subject to a bank or mail commission and or expenses. Please send the Company a copy of your receipt via mail to the attention of the Reservation Department, with the reference of your confirmation number.
In case the house should be damaged due to a hurricane prior to arrival, and therefore not be useable to its full capacity, the full deposit will be returned. In such an event the renter also has the opportunity to book the property during the same period the following year for the same rate .
Weekly Rates: Apply to 7 night or longer reservations. Special monthly rates are available upon request. Maximum occupancy : Two persons per bedroom. Extra person subjet to a $25.00 Usd charge per night. NO PETS ALLOWED
RTC PROPERTY agrees to provide its clients reserving through this Web Site with the accommodations described in the reservation coupon. For guaranteed reservations, in the unlikely event that the Company cannot provide the services mentioned in the reservation coupon, The Company would accommodate its client in a property with at least the same quality in the Playacar or Playa del Carmen Area, at no additional cost or expense for the client. Limitations of Liability and Indemnity RTC Property S de RL de CV ( RTC ) – rental and marketing agents for properties in Playa del Carmen and the Riviera Maya — along with the owners of the properties and on site property managers shall not be held liable for any claim, loss, damage, cost or expense of any nature whatsoever incurred by any person occupying or visiting the accommodations, arising out of a) personal injury, health problems, accident or death, (b) property loss, (c) physical or mental impairment and/or (d) inconvenience resulting from any act of war, natural disaster, governmental act, or any other event or cause. Upon payment for accommodations each guest hereby indemnifies RTC and the owners, along with their employees, families or representatives while at the property being rented or in connection with travel to and from Mexico or the property.
Additional Rules and Regulations
The guest is responsible for any missing or damaged items in the units belonging to the owner. The costs for the repair or replacement of these items will be charged to the guest.
All items are specifically inventoried by each unit’s respective property management agent for each unit.
The guest acknowledges that it is not recommended to drink water from any other source than the bottled Electropura or Cristal water provided in each unit.
RTC, the property managers and the owners they represent are not responsible for any cases of theft or replacement of stolen valuables from the unit during the guest’s stay. The guest acknowledges that it is the responsibility of the guests to keep the entrance door closed and locked, and balcony doors closed and locked while absent. Any lost item belonging to guests is the responsibility of the guest.
Any behavior deemed inappropriate by the property managers, including excessive noise, throwing items from the balconies, destruction of property, behavior resulting in complaints from other guests, etc., may result in eviction, and in legal cases, notification of the authorities. In such cases, no refunds will be made.
By making my reservation with your company RTC Property and Associates , I agree that I have read, understand, and approve all the terms of this rental contract. I also agree that all the information I have filled out on this agreement is accurate.
